Real Estate Portfolio — Value of Assets

As described in other areas of this website, I’ve used leverage to acquire assets in appreciating markets. Those who would like to read how it all began may get a copy of my free book by clicking the link below:

After making an initial no-money down acquisition, when I was at the final stages of my 26-year journey through federal prison, I continued the process. The pathway to creating wealth, I’m convinced, is by owning assets that appreciate in value.

We have to take incremental action steps. In the beginning, I needed to get started. Since I didn’t have an income or credit, I needed to use unconventional financing. Later, after I built credit and income, I transitioned into making acquisitions that would provide capital appreciation.

If you would like to read the history of each transaction that I did since completing my prison term, click the following link:

Anyone can begin a pathway to build prosperity. All it takes is a vision. With the vision, you create a plan. From the plan, you set, priorities. Then you exercise the will to execute the plan over time.

Total Real Estate Assets — August 31, 2018

Each month I update a spreadsheet to track my assets, and I publish the spreadsheet on a Google doc. A commitment to transparency with my investors is one of the ways that I’m able to continue growing. I make that information available to anyone who would like to see. This strategy helps me to buid a strong case study, showing others the results of critical thinking and performance.

Total Real Estate Assets — November 30, 2018

The month of November, 2018, has brought turmoil to my financial plans. On November 7, 2018, the Federal Trade Commission raided the offices of a real estate development company where I invested. They accused the developer of operating one of the largest real estate scams in the history of the FTC. The FTC froze all of the developer’s assets and charged the people who ran the development with fraud.

Along with 12 others, I was an investor in a new project that the development team was bringing to market. Together, we invested $3.35 million. My wife and I invested $1.4 million to be a part of Rancho Del Mar, LLC—a project in Costa Rica.

As a result of problems the development team now faces with the FTC, we cannot move forward with the development in Costa Rica. Further, the other investors and I have had to retain counsel and launch a law suit to recoup our investment funds. We’ve been told that those funds are frozen in an account at Bank of America. But there is no telling how long it will take before we get our money back. I have $1.4 million tied up in that litigation now.

Each month I update a spreadsheet to track my assets, and I publish the spreadsheet on a Google doc. A commitment to transparency with my investors is one of the ways that I’m able to continue growing. I make that information available to anyone who would like to see. This strategy helps me to build a strong case study, showing others the results of critical thinking and performance.
